Immersive Studio Theme Park for MENA Region

Adventure Entertainment Cos. has been supporting StoneCreek Partners in its feasibility and project concepting.   This project is an immersive studio theme park slated for the MENA region (confidential sovereign client).

 

The project concept is our first effort at “Place as a Living Character” experiential design, which we believe is the next area of concepting coming to immersive attractions.  The fully integrated show control the 100+acre immersive park includes Generative A/I (augmented reality) and REALISM+ shape-shifting guest environments.

 

Experiences in exploration for this immersive  Studio Theme Park include walkthroughs, ride-throughs, live performances, living story immersions, and digital effects.   All experiences include A/I directed guest recognition and response, and Unreal Engine rendered moment-to-moment scenic backdrops.

Our work as hotel project feasibility consultants starts with market analysis and the feasibility of new development, the acquisition and disposition of properties, and a role as owner representative and asset manager on behalf of owner.

 

Of course, as the hotel industry manages through the difficult circumstances wrought by the Covid-19 pandemic, the focus of much of our consulting work has necessarily changed. Operating occupancies in the U.S. remain at or about 40% (less in many international regions) and travelers have changing preferences for their accomodations.

 

As a real estate investment asset class, branded hotels and resorts are now in a period of focused reexamination.

 

Many hotel branded products that have depended upon corporate meetings and travel, are currently obsolescent from an economic standpoint, while other lodging products are proving almost pandemic-proof.  As one of the significant real estate investment asset classes, branded hotels and resorts are now in a period of focused reexamination.

 

Some examples of our recent work as hotel project feasibility consultants, include:

 

 

 

  • Feasibility, business planning, and conceptual design for new glamping and eco-resort products, recreational vehicle (RV) parks and campgrounds, as well as major recreation adventure resorts;

 

 

  • More traditional consulting support, such as project feasibility studies for new development, and due diligence for client acquisitions – whether single properties or portfolios.

Glamping and eco-resort accomodations are likely to do well in coming years, as travelers adapt to a world of social distancing and health concerns.

 

The firm was first established in 1984 in Los Angeles, and is now headquartered in Nevada. Our work as hotel project feasibility consultants got started shortly after the firm’s founding.  In those early days, as part of managing a portfolio of luxury hotels for a Saudi family office, our firm’s co-founder Donald Bredberg was one of the initial founder members of the Hotel Asset Manager’s Association.

Feasibility Study for Hotel Project

Feasibility study for hotel project at LAX in Los Angeles, including market analysis, a relative order-of-magnitude (“ROM”) capital budget, facilities recommendations, and financial projections.   Our financial projections included several scenarios to estimate varying potential operating results depending upon the build-out and facilities enhancement program at Los Angeles International Airport.

 

As hotel development consultants we provided a project feasibility report, including market analysis with financial projections, facility recommendations, and hotel franchise affiliation recommendations, for this (then) planned commercial hotel situated along Century Boulevard at the Los Angeles International (LAX) Airport.

 

The facility was eventually designed for 747 guest rooms within a 12-floor building envelope.  An interesting aspect of the hotel feasibility analysis was identifying the facilities and amenities to attract business travelers to stay in the airport area rather than the extensive overnight accommodations available throughout Los Angeles.

 

Our work was prepared for Watt High-Rise, Inc., then an operating division of the Watt Companies. Inc.  headquartered in Santa Monica, California.   Watt Companies has developed a diversified portfolio of real estate properties, including commercial real estate, hotels, and master-planned communities.

 

The property opened as a Stouffer Hotel and was later re-flagged as The Westin Los Angeles Airport.   Our work as development feasibility consultants in preparing the project feasibility study for this hotel project, was completed prior to the branding change from Stouffer branding to Westin.

Feasibility & Due Diligence – The Edge Flex-Tech Office Park

GE Capital  |  Real estate project consultants for feasibility analysis to support lender’s analysis of planned flex-tech office development.   StoneCreek Partners prepared a market feasibility evaluation of this El Segundo (Los Angeles County) flex-tech office park, as part of underwriting for a loan by lender GE Capital to the project’s developer. Study included review of comparable facilities throughout Southern California.
