Valencia MPC Retail

Newhall Land & Farming Co.  |  StoneCreek Partners was retained by a division Marketing Dept. of this major land development company to provide advisory services in connection with ongoing business planning efforts. A focus of the work was the build-out of the retail portfolio of neighborhood and community shopping centers.

 

The project focused on application of business planning methods to support planned levels of more comprehensive future land development, including builder land residual analysis, methods of consolidating financial data for multiple projects, and aspects of financial reporting to senior management.

 

Each potential shopping center location within the master planned community, was evaluated for center type (neighborhood, community, regional, power, etc.) as well as for key anchors at each location.  Key anchors included grocery stores and c-store gas stations, among other key uses.

 

Valencia is located in the northwestern corner of the Santa Clarita Valley, a part of Los Angeles County in Southern California. In 1987, it was one of the four communities (along with Saugus, Newhall, and Canyon Country) that merged to create the city of Santa Clarita, California. Valencia was planned and developed over several decades starting in the 1960’s by The Newhall Land & Farming Company. Valencia’s master plan features paseos which allow a resident to travel around the entirety of Valencia without having to cross streets.

Conceptual Plan Feasibility – Toulouse Film Studio

aec   Explore Entertainment, SARL  |  Massing study for new film studio campus, explored on a rapid prototyping basis.   Focus of effort was the creation of a digital hub at the heart of the limited footprint studio campus, with digital facilities capable of music, film, television, electronic game, and other digital projects.  The visitor component of the master plan included AEC’s first placement of its “adventure gardens” concept.

Fishermans Village Retail Center

Real Property Management, Inc., Newfield Enterprises International  |  Owner representation, leasing, and asset management.  Asset management, lease administration, and retail store leasing for this well-known Los Angeles retail center, at the water’s edge in Marina del Rey, included direction of property management activities, tenant leasing, marketing and promotions. Also included direction of capital improvements at the center including preparation of tenant spaces for move-in.

 

Universal CityWalk Osaka

Sumitomo Corp.  |  Guest experience programming, leasing plan, and tenant alternatives for CityWalk Osaka Phase II at Universal Studios Japan, prepared for Sumitomo Corp.

 

Strategic leasing, tenant mix, experiential programming, and Phase II vertical design for this branded and themed retail-entertainment facility situated along the walkway from the rail station and Universal Studios Japan. Work directed by AEC’s Donald Bredberg as an executive with Universal Studios Recreation Group, and later as consulting advisors to owner Sumitomo Bank.

Gu’an Town Center

China Fortune Land Development Co., Ltd.   |  Project master planning consultants retained to explore the leasing and creative possibilities for a regional gathering place featuring commercial;, entertainment, and cultural activities, at Gu’an Industrial Zone.

 

The industrial zone at Gu’an is one of the most successful economic development programs underway in Beijing exurban locations, now in its tenth year of operation. Gu’an Industrial Zone features balanced development of industrial, residential and commercial enclaves. the master-planned community is home to one of client’s Peacock City developments. Peacock City is an innovative concept, a branded residential product that is being developed and sold at multiple sites in exurban locations surrounding Beijing.
