Project Advisory – Jumeirah Hills New Town

Sama Dubai – Dubai Holding  |  Retail district programming for planned mega mixed-use development in Dubai, including guest experiential programming, district- and neighborhood-level tenant mix, tenanting, and leasing strategies.

 

StoneCreek Partners was retained to create retail and shopping center concepts and a leasing plan, in a dozen locations throughout the planned Madinat Jumeirah “new town” in Dubai. The project was envisioned as a new urban core for that district of Dubai.

 

Work included a detailed retail tenant mix, leasing, facilities descriptions, critical success factors, and detailing of the retail-entertainment program for more than two million square feet of retail space (GLA). StoneCreek Partners also helped devise the “big idea” for this master-planned community – a network of great streets and grand canals with destination entertainment at major intersections throughout the community.

 

Film Studios Development Consultants - European Region Project Consultants

Conceptual Plan Feasibility – Toulouse Film Studio

aec   Explore Entertainment, SARL  |  Massing study for new film studio campus, explored on a rapid prototyping basis.   Focus of effort was the creation of a digital hub at the heart of the limited footprint studio campus, with digital facilities capable of music, film, television, electronic game, and other digital projects.  The visitor component of the master plan included AEC’s first placement of its “adventure gardens” concept.

Redevelopment Project Consultants - mixed-use development consultants

Harbor Park Ideation & Master Planning

aec   Providence Partnership LLC  |   Ideation and conceptual master planning for mixed-use gaming destination at Harbor Park, Virginia.  The entire project site is situated within a Federally-designated Opportunity Zone.    Harbor Park is situated along the Elizabeth River (Norfolk harbor) – a working harbor featuring shipbuilding, refitting, etc., and associated with the largest naval base in the world.

 

Infrastructure issues include rerouting E. Water Street to connect directly with Park Avenue, and possibly rerouting Tide light rail line to follow a new E. Water Street / Park Avenue alignment.   Power lines of Dominion Energy are the main power source serving downtown Norfolk and would need to be rerouted.     As well, the entire site would likely need to be raised to meet 100-year floodplain issues, with the existing seawall rebuilt.

Master-Planned Mega Resort – Jordan

Ayla Oasis  |  As global real estate consultants, we advised the master-planned resort project team for Ayala Oasis.    We provided design review, leasing plan, tenanting alternatives, and entertainment programming for resort town center under construction.  Focus on re-design and enhancement of the resort’s retail-entertainment village, to improve the shopper experience, retail leasing, length-of-stay, and placemaking appeal.

 

The development company’s business strategy is based upon establishing Aqaba as a world visitor destination.  Aqaba is famed for serving as a location filming area for “Lawrence of Arabia.   More recently, Aqaba was on the global map for EDM festivals as the location for the Distant Heat Festival in Wadi Rum (situated outside of Aqaba).

Cornell Gates Wellness District

Initial business plan conceptual work for planned wellness district in Markham (metropolitan Toronto), Canada.

 

Cornell Gates is a 20-acre master-planned mixed-use community to be developed in the rapidly growing Town of Markham in Greater Toronto. The project and Markham community are part of burgeoning urban growth underway in Greater Toronto, directly in the region’s direction of growth. The Toronto market has been largely unaffected by the world’s economic crisis, due to a local economy based on high-tech jobs growth and continued influx of new immigrants to Canada.

 

The project site enjoys excellent access to and from regional highway routes and public transit system, and just ten minutes from rail access to Downtown Toronto. The Cornell Gates community will be situated immediately adjacent to Markham Stouffville Hospital, a billion-dollar health care facility preparing to double its facilities by 2014 to serve local residents of more than 300,000.

 

Cornell Gates is part of an area Secondary Plan that sets the foundation for a major regional center at this location.
