Mall Redevelopment for Entertainment

AEC was retained by this regional mall owner to explore the mall’s redevelopment for entertainment use, in Niagara Falls (New York).  As the design consultant for the project, we considered all manner of repurposing options that could best utilize the existing physical configuration and infrastructure of the shopping center.

 

The starting point established by client Cocov Destinations, was to provide an all-weather “participatory sports” and recreation facility, serving league and sports club enthusiasts of all age groups.  One competitive advantage for the property was the substantial grounds at or about the former shopping center and the potential for using additional nearby land also owned by the developer.

 

Formerly operated as the Summit Mall, the newly-dubbed Niagara International Sports & Entertainment Center (“NISE Center”) transforms a derelict 850,000-square foot shopping mall into a world-class sports facility.   More than 900,000 annual visitors are estimated to participate in or view the athletic functions currently committed in the facility’s first years.  This estimate includes the athletes, coaches, friend s, families and other walk in event related (coaches, administrators etc.) traffic.  The attendance number is expected to increase as additional leagues and events are booked.

Sports mega-complexes the new multi-purpose anchor

Sports Mega-Complexes are a Flexible Anchor; a New Kind of Gathering Place

Sports mega-complexes (“SMC’s”) are a flexible new anchor for private and public sector projects.   The term “sports mega-complexes” refers to facilities that include playing fields (and surfaces), practice facilities, and support amenities, for more than one sport as part of a single integrated complex.   Sports mega-complexes can be outdoor, indoor, or a combination of both.

 

The coming generation of sports mega-complexes will pull from an array of “best practices” culled from like-kind venues.  Consider, the real estate industry has already grown accustomed to fitness venues situated within shopping centers.    Communities and private developers have now made the case for sports mega-complexes.   Some family entertainment center (FEC) operators have brought elements of both place-products within their facilities.   Even elements of so-called “recreation adventure parks” are adaptable and worthy for a role in sports mega-complexes.

 

All of the above place-products are adaptable to relatively horizontal suburban and exurban locations, as well as more dense (vertical) urban settings.    The best mix of activities for a particular location is a matter of consumer demand and preferences in a local market.   Given the variation possible with the place-product, sports mega-complexes are a flexible anchor for consideration in a variety of real estate settings – malls, mixed-use, town centers, and of course, standalone community center locations.

 

Some examples past and present include Cocov Destinations’ repurposing of Summit Mall in Niagara Falls, to form the Niagara International Sports & Entertainment (NISE) complex.  Cocov has not only slated indoor and outdoor sports at NISE but has an adjoining outdoor soccer and baseball playing fields complex in planning.

 

Another very different example, Sport Center Las Vegas (1998), was a terrific new place-product that happened to be developed at a poor location, but included both indoor and outdoor sports and entertainment in a themed setting;  some nice ideas worthy of consideration for upcoming developments.

Sports Mega-Complex the new Anchor?

Youth-Sports and Entertainment Complex New Jersey

GLOBAL PLAYERS BRIEF   |  Jackson Township, New Jersey

 

Adventure Sports & Entertainment, LLC is underway with an 87-acre “youth sports” and entertainment facility to be located in Jackson Township, New Jersey.  The facility will be situated adjacent to Six Flags Great Adventure.  The indoor/outdoor facility features an 89-FT high, 117,000 SF “sports bubble” connected to a 45,000 SF recreational facility, which will an array of venues:

 

  • Four multi-use indoor turf fields
  • Five full-sized convertible basketball/volleyball courts
  • A flexible multi-use outdoor turf field,
  • Rock climbing wall and ropes courses
  • A sports bar/ food concession areas,
  • Laser tag experience and full arcade area
  • Speed/agility recovery areas and retail space
  • Party rooms

 

The sports venue will be part of the Jackson Crossing complex, itself a development of Cardinale Enterprises (Jackson Township).   The design team for the facility is Melillo + Bauer Associates, Inc. and Studio 200 Architecture, LLC.

Facilities Management – Sport Center Las Vegas

Urban Land of Nevada  |  Owner representative consultant, facilities manager, and event producer for Sport Center Las Vegas, including daily operation of family entertainment center activities associated with the facility.

 

Events included all manner of spectator sports, concerts, major private team-building events, and corporate incentive meetings. Restaurant offerings and catering coordinated with on-site food provider, Delaware North.

Charrette for Retail-Entertainment District

City of Avondale  |  Big idea exploration, Ideation and initial master plan concepts for destination retail and entertainment zone. A project sponsored by the City of Avondale, Arizona.

 

Stonecreek LLC affiliate Adventure Studios was selected as a development consultant to work with the City of Avondale – a community with a key gateway location in to the rapidly – growing suburbs of western Phoenix.

A master plan for development of the 400 acre site was prepared, with a major regional shopping center, retail-entertainment facilities, and a themed entertainment district with attractions, all included in the plan.

An initial charrette was conducted to initially evaluate all potential land use opportunities for this strategic site along a major interstate highway.
