Ideation Charrette for Mixed-use Redevelopment

With a major Xi’an-based development company, we convened a several-day ideation charrette for mixed-use redevelopment of a land assembly in Xi’an, China.   The core focus of the session was property at Shaanxi Weiyang Lake, a unique water body in metropolitan Xi’an.   The Xi’an prefecture’s Weiyang District is one of 11 urban districts of in Xi’an, which is the capital city of Shaanxi Province in Northwest China.

 

This project ideation charrette for mixed-use redevelopment included the client’s development team (Shirong Investments, the Xi’an World Financial Group, and its affiliates) and additional location-based entertainment consultants based in China.   In addition to the site’s physical development potential and market factors, the charrette also included consideration of the PRC’s national tourism strategy, PRC statistical tourism data, Xi’an’s cultural identify, and likely changes in PRC strategies for preferred in-country travel destinations.   As part of the process, the charrette team toured shopping districts, cultural areas, existing tourism destinations, and the sites for expected competitive offerings.

 

The Xi’an region is known to many for its archaeological sites situated outside the core metro area, including Bingmayong (the “Terra Cotta Army”), where thousands of life-size, hand-molded figures were discovered buried with Qin Shi Huang – the first emperor of China.   Xi’an was also a major departure point for the Silk Road, a network of caravan routes that in ancient times connected China with countries in the Mediterranean and greater Europe.

Design Consultants for Mixed-Use Re-Design

Zhejiang Nongdu Agricultural Products Co., Ltd.  |  Acted as project experiential design consultants for a planned mixed-use facility located at the southwest quadrant of Desheng Expressway and Quishi Expressway in Hangzhou (“Project”), a development by Zhejiang Nongdu Agricultural Products Co., Ltd. (“Owner”).   Hangzhou is in Zhejiang Province.

 

Provided owner with an approach to redesigning the project based upon guest experiential scripting and likely feasibility parameters, including optimal placement of demand-driver (footfall) anchors in the vertical environment.

 

 

Sports Arena Exploration

Charrette, rapid-prototyping of massing and right-scaling, along with market and financial feasibility analysis for an NBA arena as part of a mixed-use gaming resort in Las Vegas, Nevada.   The work has included a role as themed entertainment consultant to this venue and the overall project, to seek overall consumer appeal for the planned destination place.

Business and Social Lounge – Ideation

aec   Confidential Client  |  Ideation and experiential design for niche business and social lounge.  For First Unit beta in Greater Los Angeles and multi-site roll-out thereafter, after testing.

 

Illustration work shown here is a product of aec‘s Rapid Prototyping Unit, combining feasibility results with preliminary project scaling, layout, and overall guest experiential design – created to assist Ownership group in confirming design intent and project budgets.

Charrette for Retail-Entertainment District

City of Avondale  |  Big idea exploration, Ideation and initial master plan concepts for destination retail and entertainment zone. A project sponsored by the City of Avondale, Arizona.

 

Stonecreek LLC affiliate Adventure Studios was selected as a development consultant to work with the City of Avondale – a community with a key gateway location in to the rapidly – growing suburbs of western Phoenix.

A master plan for development of the 400 acre site was prepared, with a major regional shopping center, retail-entertainment facilities, and a themed entertainment district with attractions, all included in the plan.

An initial charrette was conducted to initially evaluate all potential land use opportunities for this strategic site along a major interstate highway.
